I am busier then I have been in a long time.  With 30 year fixed rates on mortgages below 5% most buyers have come off the sidelines!

Home prices are expected to slide for another year so sellers are advised to sell now.
However, the rates are not expected to stay this low.  
Therefore, buyers should buy now because an uptick of 1/8-1/4 in a 30 year fixed rate will end up costing them a lot more then a small drop in housing prices.
